New world headquarters operates with best-in-class Intelligent Building technology

Technology integrates building equipment, energy management and security into one, smart system that drives energy efficiency and sustainability

Richmond, Virginia - October 08, 2010 - Tridium, Inc., the global leader in software frameworks, automation infrastructure technology, and energy management and device-to-enterprise integration solutions is helping Environmental Systems, Inc. (ESI); a building and facility system integrator, operate with best-in-class technology with the NiagaraAX Framework®.

A growing system integrator in need of additional space, ESI was challenged with developing a new world headquarters that reduced operating costs and had a positive impact on the environment. The building strategy for this 34,100 square foot, Class A office building located in Brookfield, Wisconsin included complete interoperability of all the facility's equipment, IP security solution and energy management program that when all integrated as one intelligent, cohesive system would reduce operating costs, improve productivity, and generate measurable return on investment.

Tridium's Niagara Framework is integrating all systems, equipment and devices in the new headquarters, including lighting, HVAC, continuous commissioning, security, fire monitoring and alarm, and information display - providing building occupants with real-time information about the building's performance. In addition, Niagara provides optimum comfort levels, ensuring superior energy performance and maximum system efficiencies throughout the building, as well as systems that continuously monitor for fault detection with alerts tied to the maintenance management system.

" Considering the business impact of efficiency and sustainability efforts, I believe the interest in our new facility derives from executives wanting to understand how improved building performance reduces operating costs, improves productivity and generates a measureable return on investment," said Paul Oswald, ESI President.

With impressive results to date, ESI's new corporate headquarters is operating 41% more efficiently than baseline design - ASHRAE 90.1-2004. The building is 10,000 square feet larger than their previous location; however, the utility costs in the new building are running at 33% less than what they were in the previous building. The building was designed to achieve LEED certification using innovative applications of cutting-edge building management systems and design, and is pursuing LEED Platinum certification.

Note: Leadership in Energy and Environmental Design (LEED) is an internationally recognized green building certification system, providing a suite of standards for the environmentally sustainable design, construction and operation of buildings and neighborhoods.

"ESI's new world headquarters serves as an excellent example of best-in-class intelligent building technology, design, engineering and operation," said Marc Petock, vice president, global marketing and communications for Tridium. "Deploying Niagara is making the building better---one that use less energy, has lower operating costs, is safer and is contributing to a sustainable environment ."
